Many entrepreneurs have a specific morning routine to ensure their day gets started on the right foot. Some of these routines can include listing things you're grateful for, including your health, business, and relationships. One thing that many people do not even consider being grateful for is being born in the United States. The US is one of the most favorable places to be born, and also likely the best place to invest in commercial real estate. Today's guest wasn't born with that advantage; however, he certainly didn't let that get in the way of him coming to the US to make his dream a reality. Our guest for today is Reed Goossens, who is a real estate entrepreneur and Managing Partner of Wildhorn Capital, where he is responsible for asset management and all things financial, including accounting and underwriting. He is the host of a real estate investment podcast, Investing in the US - An Aussie's Guide to US Real Estate, where he interviews other distinguished real estate entrepreneurs about their success and helps guide international investors who want to get started in the US market. Today we are going to discuss... Why our guest was motivated to give up a high income job as a structural engineer to pursue something more entrepreneurial Raising capital from investing using the "6 P's" structure The elevator pitch and how to correctly use it Learn more about our guest: Website: realestatemates.com

Many real estate professionals got blindsided in 2008. Most people in the sector didn't understand that economics is directly tied to real estate and that the market cycle can be stronger than the value that you and your real estate firm are bringing to the table. However, it is important not to become paralyzed by this economic data. It is essential to balance the scales so that you are aware of what is happening in the economy, but are still able to make the right investments and keep capital earning interest. Our guest for today is Taylor St. Germain who is an economic analyst from ITR Economics, where he provides economic consulting services and forecasting for small businesses, trade associations, and Fortune 500 companies across a spectrum of industries. Besides having a significant amount of experience relating economics to real estate, Taylor also has a broad focus which allows him to see the totality of the economy clearly. Today we are going to discuss... What the leading economic indicators are that our guest uses to predict where we are in the cycle What these economic indicators tell us about the current state of the economy What a recession means for real estate and real estate investors What segments of the real estate sector are booming versus those which are showing signs of weakness Learn more about our guest: itreconomics.com Subscribe in iTunes. Much of the U.S. isn't willing to invest in retail shopping centers, which there are many good reasons for, however, the media is taking a view on this topic which encompasses certain pockets of the retail sector rather than focusing on the industry as a whole. If you're willing to look right when everyone else is going left, you are typically in a good position as an investor. Taking a bullish approach on the retail sector is a perfect example of this, as it is currently one of the only asset classes experiencing genuine cap rate expansion. Our guests for today are Robert Levy and Philip Block, who are both Managing Partners of LBX Investments which owns and operates shopping centers. Prior to launching LBX in February 2018, Robert co-founded Big V Capital, an owner-operator of Southeastern U.S. shopping centers, and Philip was a partner at Big V Capital and responsible for acquisitions, asset management, and capital raising. Today we are going to discuss... What is going on at the institutional and REIT level which is creating an opportunity in the retail sector What questions you can ask your tenants to try to get additional information when conducting due diligence on shopping centers Why it can actually be a red flag if a retail center is charging top of market rents Learn more about our guest: lbxinvestments.com Subscribe in iTunes. You may have heard the phrase "The Fed has painted itself into a corner," but what does that mean? For years, we've listened to The Fed discuss how the goal was to return interest rates to their "normal" levels. However, now we are on the verge of another rate reduction. The quantitative tightening that The Fed was engaging in during 2017 has come to a close, and it could be the case that it never returns. Our guest for today is Richard Duncan, who is the author of three books on the global economic crisis, The Dollar Crisis, The Corruption of Capitalism, and The New Depression. Richard has worked as a financial sector specialist for the World Bank and has been a consultant for the IMF in Thailand during the Asia Crisis. He has appeared frequently on CNBC, CNN, BBC, and Bloomberg Television as well as on a variety of other media outlets, conferences, and economic forums. Today we are going to discuss... What significant changes have taken place in the global economy since our guest's last appearance at the end of 2018 What the current state of the global economy is, particularly as it relates to the bond yields of other countries Whether or not we need mania to ensure before a significant correction Some of the details of Ray Dalio's MP3 theory and why our guest is an advocate of this monetary policy Learn more about our guest: Website: richardduncaneconomics.com (Discount code "CFC") Subscribe in iTunes.
