There are concerns that a massive multifamily correction might occur in 2024. The increase in money printing, historically low-interest rates, and supply chain issues caused by Covid-19 may contribute to the correction.  Multifamily and SRF values have increased by 40% between May 2020 and May 2022, and bridge debt has become the top loan product in most markets.  Inflation has hit 9.1%, and the Fed has raised rates by 110x from .05% in May 2020 to 5.5% in December 2023.  Anyone who purchased assets at peak pricing with floating-rate debt may get squeezed by this.
