Welcome to the Cash Flow Connections Real Estate Podcast. This podcast provides insights into the intricacies of commercial real estate investing through interviews with some of the leading investors, sponsors, and managers in the U.S. The program centers on cash flow focused asset classes such as mobile home parks, self-storage, multi-family, and office, but virtually all types of real estate transactions will be covered. The podcast is hosted by Hunter Thompson, founder of Cash Flow Connections and full-time real estate investor. Cash Flow Connections is a private equity firm that assists accredited investors achieve diversification though recession-resistant real estate.

Several months ago, I saw an Instagram post that really got my attention… Bridger Pennington, our guest for today, had posted a photo with a caption that really resonated with me. In the caption, he outlined how he launched and scaled his business basically through to a few months are hard work and obsession. This is a reoccurring theme I have found when talking to a lot of successful people… If you are dedicated, committed, obsessed, and willing to go out of balance for a few months, incredible things will likely come your way in short order. However, on the other side of that coin… The idea that you can remain in a constant state of work/life balance and also accomplish incredible things is a myth. However, if you are willing to go out of balance for a short interval, you could create something that will put you in an incredible position later down the road, where you can both enjoy the fruits of your labor. Now, don’t misunderstand my point… I’m not saying work/life balance is a myth…. I’m saying being perpetually perfectly balanced is impossible, especially if you have some audacious goals. I asked Bridger to come on the show and talk about his story, and he ended up revealing a few things he has never talked about before. In today's episode we will discuss... When economists refer to the “market cycle,” they are usually discussing the typical 5-8-year periods in between recessions. The confusing thing about this typical language is that real estate prices don’t decrease during most economic downturns. As such, indicators surrounding “when the next recession might be,” are fairly useless when trying to determine if you should actually buy, hold, or sell real estate. But, our guest for today isn’t like most economists… In fact, in this episode, we’re going to discuss an entirely different perspective on market cycles… Specifically, we’re diving into the potential existence of an 18-year super-cycle which might more accurately predict the next real estate crash – something every real estate entrepreneur would love to be able to do. Believe me… I really didn’t want to interview George Gammon on this topic. Afterall George, who has 325,000 YouTube subscribers, is one of the best at breaking down economic concepts and communicating them effectively. In fact, he’s one of my favorite self-taught economists on earth. I would much rather talk to him about inflation, deflation, and the arguments for investing in precious metals vs bitcoin. But the reality is… Financial wealth is completely meaningless if we don’t have the ability to express ourselves freely. Unfortunately, we could be right on the brink of ushering in a new era of government tyranny and top-down mandates, the scale of which history has never seen before. Despite the horrific track record of governments and their various “trusted” agencies, the justification for these examples of overreach is always for the benefit of our own safety. But after what we have already seen, just in the last few years, is this claim even remotely believable? In this episode, we discuss… The Stanley Milgram experiment and why its lessons are relevant to what’s happening today How we as human beings tend to think we might have navigated critical moments in history, vs. how we behave when the moments are actually upon us How to tell if you’re on the wrong side of history with one simple question Like I mentioned during the interview, I think George did an excellent job explaining why it’s critical to discuss these matters right now, even though it is uncomfortable, and may even cost us in the short term.
